The Six Bells is a pretty ‘chocolate box’ thatched village pub – informal food is served lunchtimes and evenings throughout the pub. There is a warm friendly atmosphere and customers are welcomed equally for a meal or a quick drink. It is the only pub in the village and has appeared in numerous episodes of Midsomer Murders and therefore benefits from the associated tourist trade.

The delightful village of Warborough is just off the A4074 between Abingdon and Wallingford. There are a good range of shops & schools in the nearby town of Wallingford, with the larger town of Henley on Thames and Oxford city a short distance away.

The pub currently attracts local drinking trade, including the village cricket team and catering trade from a wider catchment. Ideally this catchment should be extended to further exploit the food potential here.

We seek experienced tenants who have the ability to ‘fit in’ to a loyally followed locals pub, but who also have the food expertise to operate a quality informal offering to a wider audience. Applicants must have or be able to apply for a personal licence.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
