The Unicorn is a delightful country pub with a very pretty garden, and the added benefit of an unusual double roomed suite to let or use as staff accommodation. The pub trades to the local area surrounding Kingwood, and draws trade from nearby larger conurbations of Henley, Caversham and Wallingford.

Location and Local Amenities

Kingwood is a pretty village area north of Reading, and close to Henley on Thames and Caversham. The nearby village of Sonning Common has various amenities, and Henley is a short drive away with an array of shops and services, as well as a choice of schools. There are good road links to surrounding towns.

Trade: Open bar area with adjacent dining room, trade kitchen, well attended trade garden & car park, plus en-suite letting flat. Cellar and WC's. Inside covers approx. 40, outside approx. 50.
Private: 2 double bedrooms, sitting room, office and bathroom.

Current and Future Markets

The business currently is a solid base, and the current tenant has maintained high standards throughout. Future licensees would wish to continue this standard to organically grow the business.

Requirements

We seek experienced operators with very high standards and a good understanding of delivering a food operation within a rural local pub format.
Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £15,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods, training contribution. Fixtures & fittings are circa £17,500 and working capital is circa £4,000 .

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

Headline rent is £32,000 per annum payable fortnightly in advance by direct debit. Retail Price Indexation applies to rents.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar equipment etc. There is a full wet tie unless agreed otherwise.
