The pub currently trades as a large community pub with a value offer, 50% wet and 50% dry. The local crematorium provides regular function trade.

Location and Local Amenities

The pub is situated in the village of Caversham just outside Reading on a main road between Reading and Henley. The pub is within walking distance of Reading with it’s universities and shops. The Reading lakes and Thames are nearby as well as the village of Sonning.

Trade: 120 cover bar/restaurant area, additional function room with circa 40 covers and separate function suite circa 80 covers with it’s own bar and kitchen. A large commercial kitchen with extensive storage areas.
Private: A large 3 bed accommodation and 2 bedroom assistants flat.

Requirements

Due to it’s size and trading, the pub will require an experienced pub operator with extensive knowledge of both wet and food operations with additional function experience.
Applicants must have or be able to apply for a personal licence.

Circa £30,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £60,000 (EXCL Vat) and working capital is circa £20,000.

Guide Rent

£60,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises, live, recorded music and dancing.

Mon - Thurs: 10.00am - 00.30; Fri & Sat: 10,00am - 00.30; sun: 10.00am - 23.00.

Trading volumes are unknown, as the pub has been let on a lease previously and barrelage is assumed on the known turnover performance.
