Henley on Thames has a population of over 11,000, it is a pretty, affluent and well serviced town with good commuter links to London. Easy access to Reading and Marlow.


Trade: Large bar/seating area, 50+ covers, front terrace 60+ covers & small rear garden space. Pool/darts area. Kitchen, cellar & WC’s incl disabled. Private: 4 double beds (1 with shower), sitting room, WC & bathroom. Small garden area with storage sheds.

Current and Future Markets

The current tenant has been successfully running the pub for 25 years. Customers are locals, darts team, pool players, elderly at lunchtimes & sports viewers. Squash league/rowing crews during Regatta are regulars for food. Theme nights - curry or steak nights could increase food sales.


We seek an experienced operator with a strong sense of community. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £16,600 to include a security deposit (3 months of base rent), rent , service charge & insurance advance, stock, glassware, loose goods & training contribution. Fixtures & fittings are circa £17,000 & working capital is circa £5,000.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

£40,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.


Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Draft 2017 figure £19,000. Please contact the local authority to find out actual rates payable.

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises, live music and dancing. There is an additional allowance for all major sporting events the pub can open 1 hour before and close 1 hour afterwards.
