The Lamb is a great all-round business with local drinking and dining trade which is boosted by the excellent tourist trade which gives the thirteen letting bedrooms a high occupancy and provides additional F&B income.

Location and Local Amenities

Great Rissington is a picture postcard Cotswold village which benefits from a primary school, cricket club and camp site. It is located two miles from the popular tourist honeypot village of Bourton on the Water.

Accommodation

The Lamb has a public bar area for circa 30 persons with a rear restaurant for 50 covers. There are 13 En-suite letting bedrooms, of which 9 are located in the main building. Kitchen & Beer Cellar. Car Park to the side plus extensive beer garden/drinking area to front, side and rear. There is currently no tenants’ accommodation.

Current and Future Markets

The trade is currently biased towards room trade from the thriving tourist trade in the area. The scope therefore, with some investment from Brakspear, is to improve F&B sales from both tourist and local trade from both the surrounding villages (including Upper Rissington) and further afield.

Requirements

We seek experienced tenants who have the ability to ‘fit in’ to a loyally followed locals pub, but who also have the food expertise to operate a quality informal offering to a wider audience. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £45,300 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are TBC and working capital is circa £12,500.

Estimated Turnover

You will need to estimate the turnover you expect from the pub. There are no volume figures due to this being an acquisition and therefore new to the Brakspear estate.

Guide Rent

Turnover based rental agreement. Rental of 10% of the net turnover charged weekly in arrears.

Terms

Five-year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Current Rateable Value of £62,000. Please contact the local authority to find out actual rates payable.
