The pub is located on the very busy A4020, Uxbridge Road which leads directly into the heart of Shepherds Bush and all its amenities. Westfield shopping centre is less that a mile away. QPR's home Loftus Road is 0.5mile away.

Trade: Large bar area with seating (30 covers) and restaurant area (45 covers). Commercial kitchen, disabled toilet, large cellar and men's and ladies WC's on the first floor.

Private: Office, 1 large double bedroom, 2 rooms with raised beds, shower and WC, and kitchenette area.

Requirements

We are seeking experienced operators with the ability to continue to build the business and appeal to new audiences. Applicants must have or be able to apply for a Personal Licence.

Circa £16,285 to include a security deposit (3 months of base rent), rent, service change and insurance advance, stock, glassware, loose goods and training deposit. Fixtures & fittings at circa £12,000 (excl Vat) and working capital is circa £4,390. Funding options are available for the right operator.

Guide Rent

Terms

Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless otherwise agreed.
