Pachangas is a Mexican restaurant and cocktail bar used by tourists, shoppers and locals, comprising a large bar, seating area and a heated patio area.

Location and Local Amenities

Situated at the junction of Duke Street and Greys Road, Pachangas enjoys lots of passing trade and is a prime spot for those entering the town. About 10 miles from the M4 & M40, Henley is a pretty, affluent & well serviced town with good commuter links.

The current trade pulls from a wide area plus the locals and tourists who visit the area in the summer. There is scope to develop a strong retail offer.

Requirements

Ideal candidates would have experience in the pub/restaurant/bar industry who can maintain its position as a more mainstream venue. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Depending on the planned development/investment, these will vary and include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings and working capital, will be dependent on the concept.

Estimated Turnover

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you, but will be dependent on the style of business and food sales will need to be based on the plans.

Guide Rent

The current rent is £35,000 per annum, and future rent will be subject to investment and type of agreement. We are willing to negotiate on a range of agreement types.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises, film exhibition, live music and dancing.
