Description and Trading Style

The New Inn is a traditional Inn within an elegant yet characterful building. It has traded as a stylish weekend get away, and as a business stop over, and the rooms do not disappoint either group. Food is served on an informal basis, and the traditional bar feel has been retained.

Location and Local Amenities

Kidmore End is a small village just north of Sonning Common, Caversham and Reading, and also close to Henley on Thames. There are excellent amenities in Reading and Henley. Kidmore End is just off the A4074 Reading to Oxford road.

Accommodation

Trade: Bar 22/30 covers, restaurant 48 covers, 6 en-suite letting rooms - (2 double, 1 queen, 3 king), trade kitchen and garden with 60 covers and space for many more. WC’s incl disabled. Private: Staff accommodation 1 room, bathroom and WC. Managers flat dbl bedroom incl walk in wardrobe, office, kitchenette, bathroom – all in excellent condition.

Current and Future Markets

The current market is based around the 3 areas of the pub, bar trade, food trade, and accommodation business. There is scope to envelop all three with good function potential in the large trade garden.

Requirements

We seek seasoned operators with experience in quality letting accommodation, and food service, but with mine host personalities to run the bar trade. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £19,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £25,000 (excl Vat) and working capital is circa £6,000. Funding options are available for the right operator.

Estimated Turnover

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

£48,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Draft 2017 figure £21,500. Please contact the local authority to find out actual rates payable.

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises.
