Situated on the edge of the thriving and affluent Town of Henley on Thames, the pub benefits from its proximity to the Leander Club which hosts the rowing Regatta. It is within walking distance of the town centre and all its amenities. Henley has a population of about 12,000 people and is close to Marlow & Reading, and easy access to London.

Current and Future Markets
The current offer is food led with a fusion of French & English dishes. There is scope to improve the drinking trade whilst increasing the food offer by use of the outdoor space in the summer and extending the hours which food is available. The Little Angel needs an operator with a proven track record of operating food focussed businesses.
We are looking for a strong and experienced operator with a proven track record of running food led businesses. A strong and focussed business plan is required to maximise this fantastic opportunity. Applicants must have or be able to apply for a personal licence.
Circa £24,500 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £75,000 (excl Vat) and working capital is circa £7,500.
You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Turnover based rent 10%. Payable weekly in arrears by direct debit.
Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
