Location and Local Amenities

Goring on Thames is an area of outstanding natural beauty on the River Thames. The John Barleycorn is in the centre of the village and attracts a large number of tourists and walkers with the Thames Path close by. The village has good rail links with Oxford, Reading and London Paddington.

The pub is in a vibrant and affluent village attracting locals and workers in the area for food and drink as well as visitors to Goring on Thames, especially for the accommodation. The opportunity is to maintain the strong existing food and accommodation offer.

Requirements

Experienced licensees who understand the local village market will be important as is an ability to really create a welcoming atmosphere. Experience of letting accommodation is preferred but is not essential. Applicants must have or be able to apply for a Personal Licence.

Estimated Ingoings

Circa £15,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware, loose goods and training deposit. Fixtures & fittings are £15,000 (Excl VAT) and working capital is £4,500.

Guide Rent

Annual rent is £32,000 in year one rising to £36,000 in year two and beyond payable weekly in advance by direct debit. Retail Price Indexation applies to rents.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
