The Green Man is a destination food led pub/restaurant with a high quality food offering, extensive wine list and wine range as well as a wide range of beers and ales. Serving both the local community and customers driving from further away, it has a large car park, extensive gardens and external areas. Location and Local Amenities

Hurst is a delightful village on the road between Twyford and Wokingham. There are amenities in all of the surrounding larger towns, and there are good links to the M4 and M3, and the nearest train station is in Twyford which is on the Elizabeth line 1.5 miles away.

Current and Future Markets

The pub trades currently to a large geographic area around the pub. Marketing is well organised and driven. New operators would wish to build on this further by developing new ways of reaching customers.


We are looking for an experienced food operators/chefs, who are able to deliver a high quality fresh food offering & quality service whilst maintaining the community hub. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £13,000 to include a security deposit (3 months base rent), rent, service charge and insurance advance, stock, glassware, loose goods & training contribution. Fixtures & fittings are circa £16,000 plus Vat and working capital is circa £4,500.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

£36,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.


Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
