The Golden Ball is just over a mile from central Henley at the start of the Stonor Valley road. Just off the A4130 from Henley to Nettlebed. Nearby Henley has good shops, schools and facilities.
Accommodation
Trade: Bar area, three restaurant areas, approx. 60 covers, WC’s, well equipped kitchen with walk in fridge, dry stores, cellar. Gravel car park for approx. 40 cars and large garden approx. 70 covers. Private: office, living room, two double bedrooms and bathroom.
Current and Future Markets
The pub has been run successfully as a restaurant since 2008 achieving Michelin Guide recommended status for 10 years. The opportunity for a new operator is to maintain and expand the business.
Requirements
We seek operators with high standards and a strong background in food coupled with the ability to operate a quality village operation in an affluent local community. Applicants must have or be able to apply for a personal licence.
Estimated Ingoings
Circa £17,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £35,000 (EXCL Vat) and working capital is circa £5,000.
Estimated Turnover
You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Guide Rent
£39,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Terms
Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
Rateable value
Draft 2017 figure £36,500. Please contact the local authority to find out actual rates payable.

Sale of alcohol by retail for consumption on and off the premises, live and recorded music.
