The Flower Pot is in the small hamlet of Aston just along the Thames from Henley. It has many walking and cycling routes and is popular among the river boats who are able to stop at it’s jetty. There is a large hunting and outdoor pursuits community locally, and it benefits from the annual regatta, festival and tourist trades.
Accommodation
Trade: small bar (12 covers), bench seating, main restaurant with service bar (60 covers), trade kitchen, walk in fridge, cellar, WC’s, cellar, large garden and car parks for 35 cars. The current tenants use the 4/5 letting rooms as private accommodation, the other 3 letting rooms are 2x double ensuite, twin with s shared bathroom.

Requirements
We are looking for an experienced operator to take this iconic Henley pub forward, whilst maintaining it’s well regarded status and charm within the local community. Applicants will need strong food skills as well as the ability to grow the accommodation trade. Applicants must have or be able to apply for a personal licence.
Estimated Ingoings
Circa £21,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £20,000 (Excl Vat) and working capital is circa £7,375.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Guide Rent
£59,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Terms
Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
