The pub is in the village of Filkins near to the historic town of Burford & the Cotswold Wildlife Park. A great base to explore the Cotswolds, nearby towns of Burford & Lechlade attract tourists and visitors throughout the year. There is a small school in Filkins, and good facilities in Lechlade.

Trade: Large bar area (20 covers), restaurant (two areas/ 70 covers), garden (60 covers), terrace at the front (20 covers), 9 ensuite letting rooms (4x double, 1x family and 4x luxury king/twin), 5 of the letting rooms are in a self-contained block in the car park. Trade kitchen, ground floor cellar and large car park. Private: staff accommodation, 3 bedrooms (1 ensuite) kitchenette/lounge area.

Requirements

We seek a quality operator who understands the importance of running a village pub and being able to further develop a quality food and accommodation business. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £35,500 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £38,000 (EXCL Vat) and working capital is circa £12,500.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

Turnover based rent 10.5% of Net Turnover. Payable weekly in arrears by direct debit.

Terms

Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Draft 2017 figure £77,500. Please contact the local authority to find out actual rates payable.

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises, recorded music and late night refreshments.
