The Dukes Head currently operates as a community pub with letting rooms, on the High Street in the London commuter belt town of Wokingham. The pub has a prominent position on a busy road with a 5 bedroom en suite accommodation block separate to the pub.

The Dukes Head is currently trading as a wet only pub with occasional entertainment. The rooms are currently let on a long let basis. With the right offer & good marketing, there is lots of scope for trade on food, drink and rooms.

Requirements

We seek skilled & experienced hands-on operators for this prime town centre venue with knowledge of high volume liquor and value food operations. Ideally you will have project and re-launch experience. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £15,500 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £8,000 and working capital is circa £4,500.

Estimated Turnover

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you, but we are seeking to vastly increase volume via a development.

Guide Rent

£36,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents unless turnover based.

Terms

Five year tenancy agreements with an additional service charge that covers insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
