Description and Trading Style

This wet led pub is filled with regulars most nights, it is at the heart of village life - customers are a good mix of local workers and commuters. There are darts, cribbage, football teams and council meetings and lots of quiz nights for charities held in the pub. Sky sports is very popular, showing football, rugby, cricket, darts etc. There is a pizza offer in the summer.

Location and Local Amenities

Twyford is a village of 6,500 residents and businesses. Customers mainly come from Twyford itself, Charvil and Ruscombe. Twyford is on the mainline to Paddington (crossrail expected 2017) and equidistant from Maidenhead, Henley on Thames, Reading, Wokingham and there is very easy access to the M4 and M40.


Trade: Two bars, one much larger and busier (70 covers). TV screens for sport in five areas of the pub. Cellar, kitchen with commercial extract but minimal kitchen equipment, ladies and gents WC's (recently refurbished). Terrace to the rear (60 covers), large beer garden (40 covers but could be more with additional seating) and children's play area (recently updated).

Private: sitting room, bathroom, 3 double bedrooms, office, loft room and basic domestic kitchen area.

The opportunity is to continue to run it in the same way whilst considering improving the food aspect of the business, particularly in the summer.


We seek an experienced couple or those who are new to running a pub, applicants must become part of the local community. Applicants must have or be able to apply for personal licence.

Estimated Ingoings

Circa £13,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods, training contribution. Fixtures & fittings are circa £12,000 excl Vat and working capital is circa £4,125.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

£33,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.


Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
