Situated in the lovely rural area between Hurley and Burchett's Green in Berkshire. Visitors & locals enjoy walking, countryside pursuits and local events.

Private: Sitting room/kitchen, 2 doubles and a single/office and bathroom.

Due to its delightful location the Dew Drop has lots of different types of custom; locals. walkers and office workers. Generally though the customer base tends to be more of a mature nature.
Requirements
New operators would need strong food and marketing skills to continue to develop the business. Applicants must have or be able to apply for a Personal Licence.
Estimated Ingoings
Circa £9,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods, training contribution. Fixtures & fittings are circa £7,000 and working capital is circa £3,000.

Guide Rent
£24,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Terms
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Sale of alcohol by retail for consumption on and off the premises.
