Location and Local Amenities
Claytons Marlow is situated right next to a public car park for Marlow, is close to the shops, office etc and just off the main road through Marlow town centre, whilst being highly visible. Marlow is just off the A404(M) and the M40 with good road and rail links.
Accommodation
Trade: split level trading area, a good sized catering kitchen, a covered area with a retractable roof and an outside bar, WC's and private DJ area, office and stores.
Private: 3 bed room accommodation with bathroom, WC, domestic kitchen and lounge.
Current and Future Markets
The current market is for over 21s affluent weekend crowd. There is further opportunity to continue the business into the mid week trade and new operators may wish to investigate refreshing the overall concept to do this.
Requirements
We seek experienced operators who understand style bars and can deliver interesting food. Knowledge of chameleon style operations would also be an advantage as would a strong marketing capability.
Estimated Ingoings
Circa £19,500 to include a security deposit (3 months of base rent) rent, service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £18,000 plus Vat and working capital is circa £5,900.

Guide Rent
£47,200 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Terms
Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
Rateable value
Draft 2017 rateable value is £31,850. Please contact the local authority for actual rates payable.

Sale of alcohol by retail for consumption on and off the premises, dancing and live music.
