15 Queen St is a welcoming town centre bar and restaurant catering to local regulars, office workers and shoppers in the heart of Maidenhead. The food is fresh, quality Modern British, with a premium wine list and cocktail list.

Location and Local Amenities

Maidenhead is a large town on junction 8/9 of the M4 with excellent rail links into central London. Heathrow airport is close by. The town attracts a large number of businesses and offices, and the town centre has a range of shops and amenities.


Trade: One bar trading area with approx. 30 covers, downstairs WCs, large cellar and storage area. The kitchen is upstairs with well appointed galley style kitchen with separate prep room and storage. Private: Three bedrooms, WC, bathroom and large lounge area.

Current and Future Markets

Currently the pub trade to shoppers, residents and workers within the town. New operators should wish to maintain the food and drink offering and further develop the events programme.


We seek experienced town centre operators with a passion for high standards and excellence throughout. Applicants must have or be able to apply for a personal licence.

Estimated Ingoings

Circa £12,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods, training contribution. Fixtures & fittings are circa £14,000 and working capital is circa £3,750.

Estimated Turnover

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.

Guide Rent

£30,000 per annum to be discussed at interview. Rent payable weekly in advance by direct debit. Retail Price Indexation applies to rents.


Five year tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value

Licenses & Permits

Sale of alcohol by retail for consumption on and off the premises, live and recoded music, dance/dancing.
