The White Horse is a 17th century tavern style traditional food offer in an informal dining setting. The White Horse is first and foremost a pub and the food is of a good quality at reasonable prices with a good selection available lunchtimes and evenings. There is also an Aunt Sally team.
Location and Local Amenities
The village of Kings Sutton is an active place with a lively local network (see www.kingssutton.net). There are good road links via the nearby M40, and there is a pre school and primary school in the village. Further schools and amenities are available in nearby Banbury.

Current and Future Markets
The pub currently trades to the village and wider areas, as well as to visitors and passers by. New tenants would wish to widen the existing customer base through promoting the food in and around the local area.
We seek mature minded and experienced operators who would mix well in a village environment. As a mine host character, you would need to offer quality pub food at sensible prices to attract the locals.
Circa £22,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are circa £23,000 (EXCL Vat) and working capital is circa £7,000.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
£56,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
