The historic Three Tuns lies in the heart of the gastro town of Henley on Thames. The town is right on the Thames and at the gateway of the Chilterns. There is a large public car park directly behind the property and the pub looks out onto the main marketplace.


Trade: 3 bar/dining areas divided by a central bar(circa 40 covers), cellar, kitchen, stores and WC's. Outside patio area (circa 28 overs0 with separate function room and bar (circa 32 covers).
Private: Kitchen, living room, bathroom, 3 double bedrooms and WC.

Current and Future Markets

Current custom is derived from Henley locals, businesses and visitors. The Henley Royal Regatta, Henley festival, Henley Literary Festival are among the many events attracting visitors to the town.


Ideally we seek experienced operators with strong food skills together with the ability to maintain and develop the wet side of the business.
Applicants must have or be able to apply for a Personal Licence.

Guide Rent

Rent is £41,000 per annum payable two weekly in advance.


Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.

Rateable value
