This large pub is mainly visited by local residents, walkers etc. There is a good mix of food and drink. The food offer is a mix of modern and traditional with daily specials. There are a number of pub teams and community groups that use the pub and live music/quiz nights are popular.
Location and Local Amenities
The pub is in a residential area close to Staines/Chertsey rail stations, M3/M4/M25 and Heathrow airport. Adjacent to Staines and Laleham Sports Club, home to Staines Hockey Club and other local clubs. Laleham and Ashford Golf courses and Thorpe Park are very close.

Circa £29,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixtures & fittings are £60,000 plus Vat - payment plans are available. Working capital is circa £8125.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Turnover based rent at 10%. Payable weekly in arrears by direct debit.
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
