The Station House is a former Victorian Police station which is now a cosy bar area and extensive dining area. the pub hosts quiz and "specials" nights.

The pub is next to the Town Hall in the centre of Henley. About 10 miles from the M4 and M40, Henley is a pretty, affluent & well serviced town with good commuter links.
Trade: entry porch leads to a long, cosy bar area with a mixture of seating. Leading onto the light and airy dining area with a conservatory roof and two original Police cells for small parties to eat in. (restaurant 55 covers). Ladies and gents WC, incl disabled, small office, fully fitted commercial kitchen, cellar and stores.
Private: The rental figure includes £5,000 the use of a three bedroomed flat in the centre of Henley.
Current and Future Markets
The Station House has been successfully run in the last year with a strong wet and food offer. Events have proved successful as has the introduction of Sunday roasts. We are now seeking an operator to continue to build this solid business.
We seek an experienced town centre operator with strong food skills. Applicants must have or be able to apply for a personal licence.
Circa £22,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods, training deposit. Fixtures & fittings are circa £29,000 plus vat and working capital is circa £5,600.

Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc.
There is a full wet tie unless agreed otherwise.
