The Red Lion is a wet led locals style country pub, traditional in it's approach and with a good local fresh food trade. Due to it's location it also appeals to walkers and passers by. It has a good outdoors area, maximising potential particularly in the summer months. There are regular quizzes and live music.
Location and Local Amenities
The Red Lion is approximately 3 miles from Henley on Thames and approximately 5 miles from central Reading. Just off the B481 This is a highly visual site next door to a tennis club. There are good local facilities including a primary school across the common.
Trade: 2 bars including dining areas (approx. 42 covers). Three coal/wood fires keep the pub cosy, WC's, kitchen, cellar and a large amount of storage in outbuildings including an office. Large garden (over 100+ covers) with an additional field used for a children's play area, common land car parking available.
Private: 1 double bedroom, bathroom/WC. domestic kitchen area, small office and sitting room.

The pub currently appeals to locals and walkers, but with a continued strong fresh food offer, this pub can draw on it's fantastic position to widen the marketplace.
We seek "hands on" tenants with a background in food operations & high standards. A good Mine Host character is needed to deliver a friendly service to a supportive local community & good tourist market. Applicants must have or be able to apply for a personal licence.
Circa £11,000 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware and loose goods and training deposit. Fixtures & fittings are circa £12,000 and working capital is circa £3,000.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Post Covid rent will be stepped in year one to help build the business - steps to be agreed. Headline rent of £22,000 per annum payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless otherwise agreed.
