Location and Local Amenities
Whitstable is a seaside town on the north coast of Kent, 5 miles from Canterbury and Herne Bay. It has a population of approximately 32,000 residents. Other attractions include Whitstable Castle and Harbour. Access is via the M2 into Kent.
Trade: One large bar and seating areas with approximately 50 covers. WC's including disabled, small well organised commercial kitchen, cellar. There is a small outside terrace which has approx. 15 covers.
Private: Storeroom for kitchen ir 4th bedroom, 2 double and a single bedroom, bathroom and kitchen.

The Quayside appeals to holidaymakers, locals, day trippers and local businesses. The pub has been well run for approximately 15 years. The opportunity is to continue to develop this seasonal business and expand the food side of the offer.
We seek an experienced couple with strong community ties and good food skills.
Applicants must have or be able to apply for a Personal Licence.
Circa £13,885 to include a security deposit (3 months of base rent), rent, service charge and insurance advance, stock, glassware, loose goods and training contribution. Fixture & fittings are circa £10,000 and working capital is circa £4,000.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Post Covid rent will be stepped for new tenants in year one to help build the business - steps to be agreed. Annual rent is £32,500 payable weekly in advance by direct debit. Retail Price Indexation applies to rents.
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
