The Pocket Watch is a recently refurbished pub with a strong wet offer and a growing food offer. Sport is available on two large screens. Food offer is currently burger and grill with Sunday roasts.
Location and Local Amenities
The pub is located on the very busy A4020, Uxbridge Road which leads directly into the heart of Shepherds Bush and all its amenities. Westfield shopping centre is less that a mile away. QPR's home Loftus Road is 0.5mile away.
Trade: Large bar area with seating (30 covers) and restaurant area (45 covers). Commercial kitchen, disabled toilet, large cellar and mens and ladies WC's on the first floor.
Private: Managers flat with own access, 2 double bedrooms, bathroom and WC and small domestic kitchen. Office, 1 large double bedroom, 2 rooms with raised beds, shower and WC, and kitchenette area.

We are seeking experienced operators with the ability to continue to build the business and appeal to new audiences. Applicants must have or be able to apply for a Personal Licence.
Circa £18,000 to include a security deposit (3 months of base rent), rent, service change and insurance advance, stock, glassware, loose goods and training deposit. Fixtures & fittings at circa £29,000 (excl Vat) and working capital is circa £5,000.

Headline rent is £40,500 per annum payable fortnightly in advance. Retail Price Indexation applies to rents.
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless otherwise agreed.
