The Archer is in the heart of the village of Whitfield which is approx. 4 miles from Dover. The pub lies on the main A2 road from the Dartford Tunnel to Dover.

Trade: Main bar area (14-16 covers), restaurant (32 covers), pool table, darts board, WC’s including disabled, commercial kitchen, cellar, separate skittle alley building (not currently used), small front and large rear garden (approx. 60 covers) and large car park.
Private: 2 double bedrooms, 1 single/office, WC, kitchen/diner, sitting room and bathroom.
Current and Future Markets
Customers are a broad mix of local residents, business, motorists on the A2, the Womens Institute, council members etc.The opportunity is to further develop the food offer and continue to develop the wet side of the business.
Requirements
We are looking for an experienced couple with strong food and community pub experience. Must be keen to be part of the local community.
Applicants must have or be able to apply for a personal licence.
Estimated Ingoings
Circa £13,000 to include a security deposit (3 months of base rent), rent , service charge and insurance advance, stock, glassware and loose good and training deposit. Fixtures & fittings are circa £18,000 and working capital is circa £3,125.

You will need to estimate the turnover you expect from the pub. The current barrelage is given to assist you with calculations, but you need to estimate the food sales.
Guide Rent
£25,000 per annum payable fortnightly in advance by direct debit. Retail Price Indexation applies to rents. This level of rent assumes a full wet tie.
Terms
Five year renewable tenancy agreements with an additional service charge that covers property insurance, servicing of heating and cellar cooling equipment etc. There is a full wet tie unless agreed otherwise.
Rateable value
